Plans revealed for the Covenant Club to be around $10M

An update was recently revealed by Rancho Santa Fe Association Board Director and Covenant Club Chair, Heather Slosar, that the plans for Covenant Club would be closer to a $10M price point.

Has the committee or staff done any other analysis or financial planning?

“Slosar: Staff has been working to establish bids on aspects of the project that were not yet value-engineered to get real solid numbers for a further refinement of the estimator’s report. Additionally, a scaled down version of the Covenant Club is also being reviewed. As far as the financial planning, a pro-forma was completed over two years ago and has undergone only slight modifications. Further review and analysis has been ongoing by staff and members of the Covenant Club subcommittees. The analysis is not done yet, but the new plan will likely be significantly less expensive and more financially attractive than the preliminary design and cost estimate. When this work is complete there is expected to be an option in the $10 million range.”

The final vote comes in September of 2016.

The Covenant Club is to be a well-planned integrated campus benefiting all members to create a sense of community, with amenities serving residents of all ages. It will be on par with other world-class communities, while maintaining its unique rural charm.

To facilitate the design process, in January 2015 the Covenant Club Committee was subdivided into three subcommittees: Design, Membership and Finance. Since April 2015, the Design subcommittee and architect have been meeting in open forums. While they revisited the location question, in October 2015 they voted to place the Covenant Club at what is called “Location A,” which is on the golf and tennis campus between the Player’s Clubhouse and the Tennis Facility, with no changes to those preexisting structures.

On December 22, 2015, the Design subcommittee reviewed the latest design. The Club totals 12,250 sq. ft. comprising a well-equipped health club facility (weights, cardio), casual dining restaurant, locker rooms and one resort style family pool that includes a beach entry and 4 lap lanes, along with hot tub. Parking has been expanded beyond that required by the county, to 300 spaces (a 50% increase in full-sized stalls).

No existing buildings will be affected and there will be minimal impact to tennis players as phased construction allows for 12 courts at all times. There are also minimal changes to the trails (see red dotted line).
