The Covenant: The center of all of the communities of Rancho Santa Fe. Take a drive into the town and you will see first hand the charm and allure. It is safe and beautiful. Children can walk all over the Covenant to the school, parks, stores and Golf Course/Tennis Club to enjoy being a kid. This is where I grew up and loved exploring all over this beautiful land and was amazed at the spectacular development that has occurred surrounding the Covenant. I have so many friends who love living in the Covenant as main homes and second homes. The K-8 Roger Rowe School is public but has the feeling of a private school because you have to live in the Covenant to attend with exceptions of a few other communities. In the Covenant you also have the Rancho Santa Fe Community Center which offers great after school programs for kids and adults. The Golf Course is second to none in San Diego and is so unique in offering a horse trail that surrounds the course and acts as a perfect jogging trail for all levels.
Fairbanks Ranch: A gated community that my wife, Julie, wanted to live in because she felt more secure behind gates with a stellar, top notch security staff – However, it is important to recognize that any neighborhood of Rancho Santa Fe is absolutely safe. The wide community streets of Fairbanks are perfect for walking or jogging to the Clubhouse and lake with the 5 lighted tennis courts, basketball/volleyball court and playgrounds. Perfect community for any family.
The Bridges: Considered the most elite Golf Community. Set behind gates one is greeted by a very warm security and treated like royalty by the staff. Perfect for singles, couples, empty nesters and families, The Bridges is the epitome of a truly spectacular golf community. In addition there is a first class tennis facility and workout facility with pool/spa and indoor basketball court.
The Crosby: The Crosby is a 24/7 gate guarded community named after Bing Crosby includes villas, semi-custom homes, and custom home sites interwoven by an 18-hole private golf course, through the scenic community neighborhoods. Through the gates are dramatic designed bridges, several private parks, beautiful lakes, and walking/hiking paths. The finest of private country club living.
Del Mar Country Club: Another Golf Course Community. I have many friends in Del Mar Country Club all of whom love living in this Exclusive Guard Gated Community. Although it is the smallest Golf Course Community of 91 homes it is very close knit. The Amenities are also wonderful offering the toughest golf course experience from the tips but from the white tees it can be very enjoyable yet still challenging for a double digit handicap like myself.
Del Rayo Downs: A gated community with 65 homes ideal if you are ready to downsize, are looking for a second lock and go home, or enjoy an active lifestyle that calls for a lower-maintenance. You can walk to shops, restaurants and the weekly Farmers Market, and within a short drive you will find Rancho Valencia Resort, several country clubs, golf courses, stables and recreational areas.
Montecito: This small, gated community has 36 homes, and residents enjoy ocean and country club views, a park, business center and a swimming pool. Homes hare smaller and they are located on smaller lots for low-maintenance. They benefit from a central location taking advantage of the convenience of having farmer’s markets, boutiques, country clubs, equestrian centers, beaches and hiking trails just minutes away.
Morgan Run: A golf course community located in the western section of Rancho Santa Fe. Offering a central location just a short drive from the beach, equestrian centers, country clubs, fine and casual dining, boutique shopping, and easy access to the freeways.
Rancho Del Lago: Residents living in this exclusive enclave’s 43 luxury homes 4+ acres enjoy the privacy and security of a 24-hour guard at the security gate. Offering a very private setting on gently sloping land with orange groves and views of the San Dieguito Reservoir. Within a short drive, residents can enjoy the coveted Roger Rowe school, exclusive country clubs, and state-of-the-art equestrian centers.
Rancho Farms Estates: The neighborhood is comprised of four separately gated cul-de-sacs with about 36 luxury homes on lots that range from about 1.5 acres to more than three acres. Residents enjoy large, natural green spaces between these smaller neighborhoods within the community.

Spyglass is an inset isolated, gated enclave of luxury homes connected to The Farms.
Rancho Valencia: This beautiful enclave with views of the surrounding valley is walking distance to the exclusive Rancho Valencia resort that features a full-service spa, fitness center, golf course and top-rated tennis courts. The Restaurant at Rancho Valencia offers fine cuisine or a casual setting in the Pony Bar with live entertainment.
The River Estates: The River Estates is an exclusive, gated Rancho Santa Fe neighborhood with just 13 estate homes on large lots. Adjacent to the Covenant, this upscale community is within walking distance of shopping, dining and schools and is just minutes from beaches, hiking trails, equestrian centers, country clubs and some of the most popular North County San Diego attractions.
Senterra: Designed to appeal to families this master planned gated community has 162 home sites, and four different floor plans. The community is divided into two gated sections with separate entrances, each of which has a heated swimming pool and spa.
The Summit: Just beyond the eastern border of the Covenant is this gated community with 22 estate homes set on two acres most of which have spectacular views of the surrounding areas. Located in the coveted R. Roger Rowe school district and a short distance to the many amenities Rancho Santa Fe has to offer.
